What buildings and spaces do you have access to?

All of them. We have access to virtually every building and space in New York City. This is thanks to a proprietary database that shows every free space on the market today, and every space that will be free in the near future. We also have relationships with building owners, management companies and other brokers to find “under the radar” spaces.

What services do you provide?

We provide sales, leasing, and sub-leasing for:

  • Office
  • Retail
  • Industrial/manufacturing/warehouse
  • Specialty spaces (schools, gyms, art studios, entertainment complexes, etc.)

This includes site location, preview visits, space availability reports, space tours, negotiation of terms, presentation of offers, and close interaction with other professionals (attorneys, architects, contractors, etc.).

How much time should I allow for my search, including negotiating and finalizing a deal?

Ideally, you want to give yourself 3–4 months. However, if you’re in a rush, we’ve successfully placed clients in a month or less.

What do you charge for your services?

Here’s the best news. All of our real estate services are typically paid for by the landlord. That cost is already built into the lease or sale price. We don’t give you any nasty surprises.

Do you just show spaces where you are the designated broker for the building or owner?

No — we think that’s too limiting for you and certainly too limiting for us. Unlike many of the larger commercial brokers, we will show you any space in any building that best meets your needs.

Can you provide help with related services?

Absolutely. We have close relationships with quality professionals in the following fields, and would be happy to arrange a personal introduction:

Will you pre-screen or preview spaces for me?

Absolutely. This is part of the value-added services we provide. We believe in saving you valuable time and money, so you can concentrate on running your business.

Plus, our experience in space planning through our sister company, The Furnished Office , can help you plan a better layout, saving you valuable square footage and money.

What is negotiable in the real estate transaction?

Everything. Price, length of lease, escalations and other expenses, construction, free rent and other concessions. You name it, we can negotiate it. And we’re very good negotiators.

Do you also represent shared spaces (like WeWork), sublet spaces, and executive office spaces (Regus and others)?

Yes, and sometimes this may be your best bet, especially if you’re just starting out or need a quick, “turnkey” solution.

Can I do a search on my own?

Of course. But experience and research shows that it is much more effective and cost efficient to have a commercial real estate professional conduct this search for you. We have the experience, the resources, and the dedication to do it right — whether it takes two weeks or two years.

What if I’m not sure if moving is in my best interests?

Ask us. We would be happy to evaluate your current space, show you what’s on the market, and do the math to see if it makes sense to move. We can even give you suggestions to negotiate with your current landlord.

Do you also represent landlords?

Yes. We have successfully marketed individual offices, floors and entire buildings on behalf of building owners and landlords and would be happy to talk with you about these services.

What is your SOP?
